7% per year rent commitment — understand it correctly
Under the sales policy for transfer agreements HĐCN V12 (from 20/09/2026), commercial shops on list PL03 carry a rent commitment of 7% per year on the total value for 36 months. The committing party is the transferring investor (NĐT), not the developer; this is an obligation that depends on the committing party’s financial capacity, not guaranteed income. Read the applicable conditions, the list of eligible units and the termination clauses in the contract carefully.
Shophouse legal status
Lam Ngọc & Ruby shops have an individual pink book (land-use/ownership certificate) on commercial-service land, for a term of 50 years under the 2023 Land Law (with an extension clause).
