How much does a unit at Vinhomes Pearl Bay cost?
Indicatively, per the developer materials: Ngoc Trai terraces around VND 12–18+ billion per unit (May 2026), Lam Ngoc shops around VND 12–15 billion per unit, Ruby shops around VND 15–18.75 billion per unit (Jun 2026). Official pricing is set unit by unit — message us on Zalo for the developer price list and the latest inventory.
What incentives are currently available?
The sales policy in force from 20 Sep 2026 includes: an early-payment discount equivalent to 11%/year by the number of days paid early (without a loan); a loan of up to 70% with 2 interest-support options (fixed interest of 3.0–9.0%/year for 18–60 months, or 0% for 18–36 months with a purchase price 3.5–19.5% above the base price); and 9.5%/year interest paid by the developer on the 5% performance guarantee deposit (TTĐC). Commercial shops on list PL03 carry a 7%/year rental commitment for 36 months. The fixed 9% discount and gold gifts of earlier rounds have ended.
How much is the deposit and how does payment work?
On the standard schedule: a VND 300 million deposit per unit on signing the deposit agreement; for homes, 10% (incl. deposit) on signing the HĐMB, then 15% · 20% · 25% after 15 · 60 · 90 days, 25% at handover and a final 5% when the ownership certificate is issued. The full schedule is sent with the price list — contact us for the version currently in force.
Why are Ruby shops more expensive than Lam Ngoc shops?
Ruby comprises 103 commercial-service shops with pre-planned trade zoning across four zones (Joy, Shine, Wave, Fest) along the 23-metre Hong Ngoc boulevard — a stronger commercial position, hence the higher price. Lam Ngoc is positioned as a Korean-style street with a lower entry price.
Does this policy apply to foreign buyers?
No. The current sales policy (HĐMB V08 · HĐCN V12) states that it does not apply to foreign organisations or individuals. Foreign buyers should contact Happy Land so that we can confirm an option with the developer before any deposit.
