Vinhomes Pearl Bay (legal name: Khu Nhà ở Vinpearl Phú Quý) is at 9 Trần Phú, Nha Trang, running along more than 1 km of seafront. The whole development is low-rise — there are no apartments — so density is low and every unit has its own land.

The main axis is the 23 m-wide Hồng Ngọc boulevard, linking the commercial area to the Hòn Tre cable car station inside the development. The residential area faces the private beaches, while the commercial area faces the flow of visitors from the port and the cable car station.

Ngọc Trai quarter — the residential area by the private beaches

Ngọc Trai has 430 homes: 387 townhouses and 43 detached/semi-detached villas, of which 338 are in the gated, security-controlled area. The architecture is Japanese in style, beside a 1.97 ha sports park and two private beaches of about 2.14 ha.

This is the best-suited quarter for buyers who want to live here or use it as a second holiday home. Townhouses are typically 80 m² of land × 4 floors; standard villas are 240 m² of land.

Lam Ngọc quarter — an East Asian-style commercial street

Lam Ngọc is a row of 4-floor tourism-service shops and villa shops along Korea Street, Little Tokyo and Little Shanghai. The business frontage is 6 m, corner units reach 20.8 m, and the pavement is up to 5.5 m.

Entry prices at Lam Ngọc are lower than at Ruby (indicative ~VND 12–15 billion per unit per developer materials, Jun 2026), suited to investors who want a shop to both live in and run a business from.

Ruby quarter — 103 shops in 4 category zones

Ruby has 103 commercial-service shops with categories planned in advance across 4 zones: Ruby Joy, Ruby Shine, Ruby Wave and Ruby Fest — from F&B and retail to nightlife — along the 23 m Hồng Ngọc boulevard, near the cable car station.

Because of the stronger commercial location, Ruby is priced above Lam Ngọc (indicative ~VND 15–18.75 billion per unit per developer materials, Jun 2026).

Which quarter should you choose?

  • To live in, or for a family holiday home: a Ngọc Trai townhouse or villa — close to the private beaches, in a gated, secured area.
  • To live and run a business on a moderate budget: a Lam Ngọc shop.
  • To prioritize commercial location and the visitor flow from the cable car station: a Ruby shop.
  • Limited assets: beachfront villas (~30 units) and the 8-storey boutique hotel (28 units) — very few units, so ask for current availability directly.
